The SHDM launches Le Via3, an Accès Condos real estate project in the borough of Lachine
Le Via3 is a mixed project mainly for families and accessible with a single deposit of $1,000
The Société d’habitation et de développement de Montréal (SHDM) is contributing once again to the renewal of the Lachine borough with its second Accès Condos project in the area in less than two years.
Today, the SHDM unveils Le Via3, a development project with 42 condos divided between three buildings at the corner of George V and Provost Streets in the eastern part of the Borough of Lachine. This brand new residential project is part of a long list of real estate initiatives that have resulted from the Accès Condos project. Since it began in 2005, it has allowed more than 3,000 households on the Island of Montreal to become property owners.
“Le Via3’s architectural style—a marriage of wood, brick and some metallic touches—will fit perfectly into the neighbourhood’s industrial heritage by representing both remnants of the past and a new beginning for the neighbourhood. It will also provide new owners with the tranquillity of a low-density community. With Le Via3 project, the SHDM wants to favour families. More than half of Le Via3’s units will be three-level townhouses with more than two rooms and a surface area of up to 1,365 square feet. The SHDM is thrilled to be able to fulfill its role by promoting access to property ownership for everyone, and families in particular,” says Johanne Goulet, Executive Director of the SHDM.
Le Via3 concept is defined by a private landscaped inner courtyard, which is shared by the three buildings. Each unit has a large storage space and one, or even two, parking spaces. All the units are soundproofed, and most of them have balconies and/or large private patios, in addition to generous aluminum windows and hardwood floors.
Le Via3 residential complex is at the corner of charming Provost Street, where real estate development and community life harmoniously come together. Le Via3 is close to a day-care centre, a number of restaurants, a bakery, a chocolate shop, a local market and essential services.
Le Via3 is a project by SIDCAN Inc., a property developer. “We are delighted to be working with the SHDM. Its multidisciplinary team has extensive knowledge of the markets that it serves. This means it can really develop the architectural and ergonomic aspects, as well as the interior and exterior design, of the projects it entrusts to its partners. The complementary nature of our respective knowledge has resulted in a product that meets the needs of our customers and the neighbourhood,” says Emmanuel Triassi, President of SIDCAN Inc.
“The Émery-Provost neighbourhood has an increasing number of family-oriented services, such as several sports, recreation and cultural facilities. Le Via3 residents will be only a few blocks away from the enormous LaSalle Park, which has tennis courts and baseball fields. They will also be close to SoccerPlexe Catalogna and the incredible bike path along the Lachine Canal. This year, a CEGEP opened to join Lachine’s primary and secondary schools (private and public). Le Via3 will offer the perfect balance between the advantages of big-city living and the tranquillity of a safe, dynamic, up-and-coming neighbourhood,” says Claude Dauphin, Mayor of the Borough of Lachine.
About the Accès Condos Program
The Accès Condos program (accescondos.org) is geared towards facilitating property ownership in Montreal and contributes to renewing areas with great development potential. Its popularity lies in the 10% purchase credit provided by the SHDM. Considered and counted as a down payment, the credit allows buyers to reduce their minimum contribution to only $1,000 and substantially decrease their mortgage amount. Since the Accès Condos program started in 2005, the SHDM has signed 25 agreements with 17 contractors and allowed more than 3,000 households to become homeowners on the Island of Montreal.
